Adgar complex of office buildings registered for LEED certification process

Adgar Postępu Sp. z o.o., manager of Adgar complex of office buildings located in the Mokotów Business District in Warsaw, applies for LEED international environmental certificate for the complex in the “existing buildings” category. The group of buildings with a total leasing area of 39 000 m2 includes the Adgar Business Centre office building and two Adgar Plaza buildings A and B. It is one of the most modern and best equipped office complexes in the capital city of Poland. The efforts aimed at obtaining LEED certificate, which provides independent experts’ validation that a building is sustainable, constitute another step in Adgar’s strategy to create exceptional working environment for tenants.

LEED (Leadership in Energy and Environmental Design) certification system is the most widely recognized and widely used green building program across the globe. It is available for projects in the following categories: new construction and major renovation, existing buildings, commercial interiors, core and shell, schools and homes. In the “existing buildings” category, LEED system helps building owners and managers measure operations and maintenance on a consistent scale in order to maximize the efficiency of the use of resources, such as energy or water, while minimizing environmental impacts, for instance CO2 emissions.

After registering the application, the LEED certification process for Adgar complex of office buildings has started and now the buildings will be subject to scrutiny by independent experts from the Green Building Certification Institute. If needed, the manager of the complex will introduce necessary amendments in order to adapt the buildings to LEED’s detailed requirements in terms of sustainable development. This requires co-operation with tenants and their employees, who can introduce e.g. more responsible purchasing patterns and choose more environment-friendly products, such as energy-saving bulbs or biodegradable cleaning products, segregate the waste, use public transport more often or go to work by bikes. Up to now LEED certification in the “existing buildings” category has been granted to only 35 buildings in Europe, including 1 in Poland (Rondo 1).

LEED (Leadership in Energy and Environmental Design) – a system of certification of sustainable buildings, developed by U.S. Green Building Council (USGBC). The certification occurs through the Green Building Certification Institute. LEED criteria, used for building certification, were established in line with the principles of sustainable development and are constantly updated according to the latest technologies. These criteria include a number of factors, such as location of buildings, water efficiency, optimal energy consumption, materials and resources, indoor environment quality, as well as innovation and design.

The Adgar complex of office buildings in the Mokotów Business District is comprised
of the Adgar Business Centre, with a leasing area of 11 600 m2, and the two new A-Class 10-storey Adgar Plaza buildings with a total leasing area of 27 000 m2. Together the buildings have been designed to form one modern, complete and efficient working environment.

The Adgar complex is a business location of exceptional quality and added value for tenants, including the modern and well-equipped Adgar Plaza Conference Centre with flexible conference spaces enabling the accommodation of up to 300 people, the Calypso Fitness Club with a swimming pool, gym, spa and squash courts, a restaurant, cafe and secured and redundant data centre. In addition, the complex is equipped with two independent power lines and generators, which ensure uninterrupted work in the event of an outage in the municipal power grid, and an air conditioning system with humidity control. Advanced security technology has also been installed in the Adgar Plaza buildings, as have IP-based telecommunication services (IP phones, Internet, WiFi).
